Your PI is built from three pillars, each independently weighted, then combined into one 0–100 score.

Measures how cleanly the money and paperwork behind your deals is handled.
- • Voucher compliance — 40%: attach a payment voucher to every deposit you collect.
- • Collection rate — 40%: payments actually received against what was invoiced.
- • Contract integrity — 20%: every Won lead needs a signed agreement behind it.

Pipeline Velocity
Measures how fast you answer new leads and how well viewings are closed out.
- • Response score — 50%: answer a newly assigned lead within the SLA window (default 15 minutes) — every minute past that costs 2 points. No logged response ever scores 0, not a free pass.
- • Verified-viewing rate — 50%: viewings that actually get a signed outcome.

Quality & Integrity
Measures the quality of the listings you publish and how much clients engage with them.
- • Listing quality — 70%: fill in complete details and photos on your listings.
- • Link engagement — 30%: rises as clients open the tracking links you share with them.
You need at least one listing lead, listing, or agreement to appear on the ranking at all — an agent with zero activity is unranked, not scored 0. Once you're active, every one of the sub-scores above is capped at 100, so a strong month in one area can't be diluted by an unusually large denominator elsewhere.

First-Contact SLA Missed Danger
A lead is waiting for first contact past the SLA window — every minute over costs 2 points on your Velocity pillar. Respond immediately to stop the bleeding.
Missing Deposit Voucher Danger
A deposit was collected with no voucher attached — pulls your Financial pillar down directly. Attach the voucher on the agreement record.
Visit Verdict Pending Amber
A client physically viewed a property, but you haven't logged whether they're interested or not. Log the verdict to keep your pipeline accurate.
Stuck Lead Amber
No progress on this lead in several days at its current stage. A stalled lead doesn't help your Velocity score — move it forward or disposition it.
Agreement Not Closed Amber
An agreement has been open for a while without moving to closed status — follow up to keep your Contract Integrity score healthy.
Low Listing Quality Info
A published listing scores under 60/100 on quality. Add more photos and complete details to lift both this listing and your Integrity score.
